Co-Hosting Your Property

We recognize that you might already have all your ducks in a row and just want to buy some of your time back. That's where we come in to help!

  • As a co-host, we handle all of the guest related services such as bookings, maintenance, scheduling cleanings, etc.

  • We use dynamic pricing software, updated in real time for the most optimal return and occupancy rate.

  • We handle all marketing for you.

  • You get to keep your existing AirBNB/VRBO accounts.

Owning a vacation rental on the Emerald Coast can create wonderful memories with family and friends. My wife and I were eager to purchase our first investment in PCB and did so in 2022. However, after managing our property for several years, we've come to realize that many vacation rental owners may not be well-suited to handle the day to day management themselves.

 

Co-Hosting operates a little differently than our full service management services. Co-Hosting is for someone that may already have an online presence on Airbnb / VRBO and is tired of dealing with the day to day tasks of managing their property.

 

You would get to keep your online accounts, we would just be set up as the co-host. We would handle everything from bookings - marketing - maintenance - scheduling cleaners between guests. You would collect all the money for the month, you would be responsible for paying your own monthly taxes, and we would invoice you at the end of the month for our services

Our fee to Co-Host your property is 10% of the rents received. Here is a list of duties we will do / don't do for you as a co-host:

Our responsibilities:

​

  • Market your property throughout all relative marketing channels

  • Manage your messages

  • Handle all reservations 

  • Update your calendar and pricing

  • Schedule cleaners - we are ok using your cleaner as long as they are good and reliable

  • Handle any maintenance issue that comes up - we can use your handyman as long as they are reliable. Depending on the issue and the cost, we may still have to communicate with you to determine what you want to do in that situation.

  • Write reviews for your guests

  • Get support via Airbnb

  • Create compelling automated messages for checking in / out

Your responsibilities:

​

  • Must maintain accounts w/ VRBO / AirBNB. If you don't have these set up, we can help set them up to be in your name (They are to be in your name for tax purposes)

  • You will collect all money via Airbnb / VRBO

  • You will pay our fee a the end of the month

  • You will be responsible for paying for professional photos and any smart lock system if necessary (we recommend having these done, but you don't have to do this)

  • You will be responsible to pay your monthly state taxes

  • You will need to make sure your property stays compliant w/ the city. We can assist you with staying in the know, but it's your responsibility to make sure everything is in place.

  • We will not conduct property inspections, however if the cleaner or maintenance man notices something off or broken, we will relay the information back over to you.
